types of survey, these are explained in more detail below. If you
are purchasing a property you will have the peace of mind that you
are instructing an independent firm with a qualified Chartered
Surveyor, providing an unbiased and impartial opinion. A mortgage
lender valuation report is a basic report with limited information
on defects. Therefore having a Homebuyers Report or Building Survey
will give you peace of mind when purchasing your choice of property.

We offer independent valuation services for all types of
residential property. We prepare professionally presented valuation reports for
a variety of purposes including Prospective Purchasers, Sellers, Probate, Tax
purposes, Matrimonial Valuations and Valuations for Secured Lending Purposes.
It is a
fairly basic report which describes the subject property making
reference to its current market value.
If you
are a property investor/developer, we can provide a valuation report
which can also include rental advice if required.

Buyer Reports
A
Homebuyer Survey and Valuation report is a more detailed report which
provides a summary of the property and any significant defects and
repairs that may be required.
It is
based on a standard format that is approved by the RICS and is
suitable
for most properties, but not those which are very large, old or of
unusual construction.
It also provides a clear and concise overview of the market value and
an estimate for insurance purposes of the current rebuilding of the
property (reinstatement cost).

Building Survey
A Building Survey is suitable for all residential properties and
provides a comprehensive picture of their construction. It is likely
to be needed if the property is, for example, of unusual construction,
is dilapidated or has been extensively altered – or where a major
conversion is planned.
The Building Survey is considered particularly relevant to older
properties and the Chartered Surveyor will be able to offer individual
advice as to which form of report is most appropriate in any given
circumstance.
The Building Survey will typically tend to be a fairly lengthy
document, often including elements of description of property of the
type not normally included in the homebuyer service.
The report may include technical information on construction and
materials as well as details of a range of defects, whether they be
minor or major.
